I'm gonna' go in at 9.0. Mainly because of the surface wear lower right in the black area. There is also a "thumb" indent 1/2 way down the right side? Bottom edge looks unevern. (Sorry for being so picky, but you asked)

 

Is there actual wear there Beyonder? Or is it the scan?

I'd say a CGC 9.2, with an outside chance at a 9.4.

This book has ZERO surface wear The cover looks freshly painted when examined under the light.....

 

Maybe I should clean my scanner. Thank god I didn't remove the book from the mylar

If so, I'd be inclined toward 9.4 to 9.6 (depending on the back cover).
