Yes pretty solid. I’m an old school grader. I took a little off due to the staining on the BC. Most dealers would call this 4.0 or even 4.5. I’m inclined to go 3.5 without seeing it in hand.

Thanks for the information! I'm pretty old school too. (Maybe just old!) lol  I do see the staining/foxing on the back cover. I'd still give this book a 4 or 4.5 based on what I can see...
