Took these photos onsite, hopefully enough to at least land within a range. Considering an offer on this book but would like the community's help on the condition. If I can close the deal, I'll sub asap under express and reply back with the grade! 

Everything is attached. No missing pages or pieces. From what I can tell, it's complete.

I agree. The book is rough. Staining or foxing inside as well. Tough to grade in this condition, as grading becomes very subjective here...even at CGC. I think I would have to be in the 2.0-2.5 camp for purchase purposes. If you grade it and get a 3.0...bonus!

I do think there are too many creases to get into 3.0 territory... 2.5 seems doable for sure. Hope you manage to seal the deal.
