Here's a twist. Anyone want to try and grade this book just off of the grader's notes? It's a high-value SA key. I'll explain why I'm doing this after a few guesses. 

Color touch (Non-archival material small areas) Front Cover C-1
light wear full top of front cover breaks color
light, multiple crease full right of front cover
readers crease front cover breaks color
stain left center of back cover
very small, multiple tear back cover

The only thing keeping it from being a 10.0 would be the dog hair encapsulated in the case.

Thanks for the input. I'm looking to buy this book, but the eye-appeal looks a little bit like a gift grade to me, because of the staining. When I saw it, I thought it was a 4.0-4.5.

I would always recommend going with your gut.  If something bothers you about it before buying it will continue to bother you after buying.  And it could likely grow into a hatred, and that could lead to the dark side!
