little color breaking wear of both spine corners, little dirt on the back cover spine edge and upper corner, small bend back cover left lower corner.  Is that a little rust on the top centerfold staple?  I'm going to assume no for my grade (knock off 0.5 if the staple is a little rusty/discolored).

CGC 9.0.  A skilled clean and press could probably get this to a 9.2
