Overall the book looks really nice, but in the front and back cover there are 3.5 inch tears that go from the spine outwards. Cover is firmly attached as well as the centerfold. Unsure how exactly something like that would affect the grade

Agreed, 2.5... and only that high because the eye appeal is so nice. The tears compromise the book's structure pretty seriously. Wonder what happened that caused them?

I wish I knew, I've never really seen a tear going from the spine out!

I just picked up a book with a smaller horizontal tear jutting out from the spine and was similarly intrigued. I'll post it up here soon.

A very presentable 2.5. I think the fact that cut aside, it would grade 3.0-3.5 keeps it at Good plus.

I JUST got an FF #25 back with a very similar tear.  It graded at a 2.5.  Although your book overall presents better.
