You could call this a...pressing concern...?

I have a Fantastic Four 52, CGC 3.5, unrestored. The grader notes: heavy creasing to cover heavy staining to cover moderate tears to cover.

A few questions:

1) Would pressing likely help this book gain any grade? I know it won't help with the stains or the tears, but there are some bends/dents/folds.

2) Is there ANY way to help remove the staining WITHOUT getting a green-label? Same with that random marker on the moon. Can anything be done?

3) If restoring, how much would this gain in terms of grade/lose in terms of value?

4) Should I just suck it up and keep this book EXACTLY as is?
