For older comics with this kind of damage some others more experienced in grading them may have a different view. The corner damage without seeing it in hand prompts me to set it at that range. I hope you get higher though! I appreciate your thoughts! I would take a 4.5 as it is. The previous owner “squeezed” this book into the mylar and That may have caused the creasing. If you are not already aware of it, search for a grading definitions guide such as overstreet, etc. and that will give you a general road map for estimations.
