Water damage is a heart breaker, especially on a book such as this one. 2.5.

I thought 2.0 to 2.5 seemed about right. I used https://www.comicbookgradingtool.com/ out of curiosity and as soon as you chose Staining then Water Damage the grade drops to 2.5; adding the staple rust migration or even the tear (BC) doe not lower it. So 2.5 it is

Your telling me, got it in a collection from my dad. Saw the cover which looked good then I turned it around and womp womp. Still a good book but yeah, heartbreaker.
