Besides the Detective 27  CGC 5.0 Metro sold for 710K about a year ago (not auction oriented) and has better eye appeal than the Hakes 5.0 copy, isn't this a record price for a 5.0 in an auction format?

You are missing the ComicLink 2.5 @ 380K 2017

http://www.comiclink.com/auctions/item.asp?id=1205443

It had sold prior to that, also on ComicLink for $270,000 (Exchange BIN) in 2015

There's also this one missing from your list:

https://www.comicconnect.com/bookDetail.php?id=471759

3.0@$194,543 on ComicConnect 2012

Great too Peter. Also, the 3.0@$194,543 on ComicConnect 2012 sold later as a 3.0 voldy a few years later for around 300K

Indeed. Rob already has that sale indicated in his data. Sale for 305K in 2015.

Still, I have serious qualms about a Tec 27 in a cbcs holder.

Yeah the two sales seem comparable now.

Still lower than I and many expected by quite a bit.  I was not impressed with any of the 3 Tec 27 sales this last go around between hakes and CC.  Action 1 on the other hand continues to soar.

And, for what it's worth, I was slightly disappointed with the Action #1 sale. I feel like that was flat against the Heritage sale from 2016

Said it before: In ten years, people will look back and laugh at the prices presently being paid for T27 and A1. There will come a day (in the not-so-distant future) when ANY complete copy of either, restored books included, will bring $500K plus. I actually think that will happen sooner than ten years hence.

With three different Action 1 conserved copy selling at 393K, 450K, 461K in the last one year and a CGC 9.4 super restored for 500K recently, it's actually performing quite well. Perhaps, if you compare to the Heritage 5.5 unrestored, one may be disappointed. In addition, two 5.0's unrestored sold in the north of 650K+ three years ago, so this recent 5.0 unrestored did okay.
