I was wondering what grade do you think this is? Apart from the water damage there is a small tear on the top left hand corner.

Water damage is always a personal deal breaker for me. Book without the water damage looks easily like it could be a higher Fine (6.0-7.0). I am not 100% what CGC would do, but I generally put books like this in the 3.5-4.0 range tops when the rest of the book is otherwise pretty solid looking.
