If it is a tear and that staple is still holding on, I think 3.5 is the highest you could hope for. The creasing and damage to the top right corner has me worried that a 4.0 would be out of reach. I wasn't sure if that tear vs staple pull changed it from a 3.0 to 3.5 or not. I am trying to guess the grade too when I post and I was above a 3.0 in my guess (just above ) thus wanted to see if that is where I went astray.
