PGM Unfortunate Werewolf by Night # 1

I had this book for at least 20 years thinking it was in decent shape. I finally get to look at it today and gasp at what I find. Structurally it looks nice but the water stain goes through the corner of the book. Book still lies flat and the bottom staple shows no sign of rust other than discoloration. I have a feeling of what it should grade at but am curious as to what you all might think.
