What grade is that for? Or is it averaged out? Looks to me like the bubble started inflating right around 2012. The average value has basically tripled in 4 years. And if you compress that to the past 12 months, what do you see? And, keep in mind, that all the 181's people had in tehir collections started flooding out when the price started inflating. So, you are seeing a significant supply increase at the same time as that price tripling. Look at the sales volume.

2015 average was ~$4400

2016 average was ~$4800

2017 average is right around $5000

Looks like completely normal price appreciation to me. 

Here is AF 15 in 4.5 in comparison. Now THAT is abnormal.

Well, you are right! The value appreciation for Hulk 181 has leveled off. The bubble may be close to popping. The collectors who can afford it have copies. The only ones buying at the current price point are flippers, and they are having a hard time finding takers at the top prices.

Yes. The book has already been, in the short-to-medium term, "potentialized."

With Jackman's final turn at the character behind us, the speculative money will move on to greener pre-movie pastures, like Venom, Punisher, even Dark Phoenix books.

God help us if we get wind that Beta Ray Bill will appear in Guardians 3...

I think the speculative feeding frenzy has moved on to NM #98; BA #12 and Nyx #3. Maybe NM #87 as well.

Do you think now perhaps is a bad time to Buy?

I have been saving etc and could probably afford a 7.5.... but if it's going to come down or level off is my question. And then will it go higher later so many unknowns and I hate to speculate  if I buy in September it probably won't have come down enough for a 8.0. I don't see the 9s coming down anytime soon, sigh thanks for letting me vent  I really was all set to buy in September...

Cerebus 1 is obviously a lot rarer, but there's a lot more people who are out there wanting Hulk 181's for their collection.

No, I believe that equation is actually incorrect.

The correct equation is as follows:  Cerebus 1 > (Hulk 180 + Hulk 181 + Hulk 182)

Kudos to Overstreet for getting it right in the 47th Edition:

Hulk 181 is the more valuable key in the 9.2 grade and is the most valuable mainstream Bronze Age key.

Hulk 181 > Cerebus 1 and every other mainstream BA book

Slight correction here for you and Johnny........Overstreet has had Hulk 181 at a higher valuation in NM- 9.2 grade in last year's guide already, with Hulk 181 coming in at $3K and Cerebus 1 coming in at $2,600. 

And as we all know, Overstreet has always had Hulk 181 ahead of Cerebus 1 in all grades under 9.2.

So, maybe Overstreeet is not quite as irrelevant as you might think and it's actually this thread here that has been irrelevant for the past year or so.
